South Turnaround Installation
Driveway upgrades, installation of new driveways are all in Kodiak's wheelhouse. On April 24, 2009 while working on the north turnaround/privacy mound by the Lot 10 home, Kodiak also excavated the topsoil for the south turnaround on the West River Road common drive. The topsoil was trucked to an area designated for a privacy mound for the Lot 13 house. As trucks brought loads of the 3 & 4-inch quarried rock, some deposited their rock loads into the compacted clay roadbed for the south turnaround.
This is the south turnaround for the West River Road common driveway. Lot 12 will also use a portion of this turnaround to reach their private driveway.
The bulldozer is parked on the turnaround that connects to the West River Road common drive to the north and Lots 10 and 11. This view is facing east.

This is the south entrance of the West River Road south turnaround. There is an option to return to the common drive and exit the property to the south, just behind that green electrical transformer box; or to continue on to Lots 10 or 11 to the north. Lot 12 will use this drive and construct their drive straight north to their home site by the ravine.
Install a “Y” at the North End of Driveway
To accommodate the branching off of Lot 10 from the common driveway, the drive was widened by excavating into the topsoil, moving it to the Lot 10 and 13 mounds then trucking in the 3 and 4-inch rock.
Drainage is critical to a firm driveway, so Kodiak improved drainage for the north end of the common drive.
The cut was made for the enlargement of the existing drive, then Kodiak moved the topsoil to the mound.
Since this was a small addition to the main driveway, Kodiak trucked the rock in from a pile that had been deposited near the entrance.
Rebuild driveway across the dam
Also while building the turnarounds Kodiak removed some of the existing stone on the driveway across the dam to make a driveway 12 feet wide. They trucked the soil to the area designated for the Lot 13 privacy mound. Once a clay base was confirmed, 3 to 4-inch quarry rock was trucked in, then the 10 inches of rock was compacted.
The cut was made in the existing driveway, widening it to 12 feet.
Continuing on, the cut was made the entire length of the common driveway.
The rock fill advanced along the driveway on the dam.
The driveway has had the rock added, has been compacted, waiting for the gravel fines to top dress.

This swale opposite the south turnaround was constructed after the drive was rebuilt, because Kodiak also installed conduits for cable, telephone and future fiber optics to Lot 13. But that is the subject of another post.
Kodiak also installed a 12 foot wide driveway out to Lot 13 from the West River Road common drive. Note the long brown privacy mound at the end of the driveway. That marks the beginning of the Lot 13 property.
To protect the well garden from encroachment by drivers on the Lot 11 driveway as it connects with the common driveway and to protect the garden at the Lot 10 connection, Kodiak brought several large rocks from the bank of the original hand-dug driveway above the lower lake and placed them along the curves. Kodiak also placed two of those rocks to protect the fire hydrant from someone backing out of the Lot 11 driveway.

This Fall, 2009 view is the view of the Lot 10 home and the Lot 11 fire hydrant with its rock protectors. Note, the hydrant has now been painted a bright red by Precision Directional Boring.
Kodiak had installed these three rocks in the curve to the Lot 10 driveway to prevent encroachment on the garden that will be planted in this curve.

Final Touches to the Drives and Dam
Also, Kodiak trucked in the same rock to be used as rip-rap for the upper lake dam. This was installed, then the common drive was ultimately coated with the gravel fines and compacted as had the north turnaround.
Kodiak had also extended the Lot 11 driveway.
